Passive heating principles place living areas towards the sun-facing aspect specifically so that low winter sun strikes a mass floor or wall (concrete, brick, tile) during the day, storing heat that releases slowly overnight. A north-facing room with beautiful glazing and thin carpet over timber flooring wastes most of that potential. As a rule of thumb, the recommended glass area for that aspect sits between 10% and 25% of the room’s floor area, depending on your climate and how much mass is available to absorb the heat.

  • Overshadowing from next-door structures, boundary fences, or established trees that could be blocking sun for much of the day.
  • Slope of the block. A north-facing block that slopes down away from the sun loses some of its advantage; one that slopes towards it gains.

On paper, ask about:

  • The age and type of glazing (single or double glazed, and whether it’s been upgraded).
  • Any insulation upgrades noted in a building report or by the seller.
  • Whether the seller has records of energy bills, or any mention of overheating or persistent cold spots in past inspection reports.
